Protocol Property Management

Prior to making an application on a Protocol property please be advised of the following:

 

  1. Initial move in funds (i.e., first month's rent and deposits) must be paid in money order or cashier check. Cash is allowed only if prior arrangements have been made. Personal checks will not be accepted for initial move in funds. Rent and deposits go into separate accounts. Please prepare separate checks.

  2. All rental payments are due on or before the first business day of each month. This means they must be received by the first. There is no grace period. Protocol's late fee is ten percent (10%) per month.

  3. Agency Disclosure: Tenant acknowledges that Protocol Property Management is an agent of the lessor (property owner) and does not represent the tenant.

  4. Possession and walk-thru inspections are scheduled during normal business hours (Monday - Friday, 8:00 AM to 4:00 PM). Should you require your manager to arrange the walk-thru inspection on weekends, holidays or after hours, there will be a charge of $50 per hour, with a two (2) hour minimum. This charge must be paid in advance with move in funds.

  5. If your employer will not verify your income by phone, please supply us with your last 2 paystubs or 3 month's bank statements to expedite verification of income. If you are self employed you must supply 2 year's tax returns signed in ink on the signature page or 3 month's bank statements. This information is essential to help us process your application quickly and efficiently.

  6. Co-tenants other than spouse must submit separate applications.  All applications must be submitted in person with photo ID.
